How to Create a Luxury Real Estate Market Report With AI

October 19, 2026•6 min read

Everybody has a market report.

You know the one. A PDF. Some charts. Looks exactly like the one every other agent in town sends out.

So in my Luxury Workshop, I walked my students through building a luxury market report that's actually fun to look at. It's its own website. It breaks down last month's luxury sales by price, community, and days on market. The numbers spin when it loads. Then there's a little about you, why someone should work with you, and a calendar they can book on.

Is it a lot of work to build the first time? Yes, it is. That's okay. Amazing things take time and take work.

Why bother?

Because not everybody has one.

My luxury market report is the page behind the QR code on the back of my luxury postcards. It works on the letters that go with my presentation books too. When someone scans it, they don't get a boring PDF. They get a report that looks like it came from somebody who knows the luxury market.

Step 1: Pull your numbers

Go into your MLS. Residential, take out active, closed only, and set the dates for last month.

Then pick your luxury price point. In my market, I use $1.5 million and up, because luxury there is a little higher than a million now. When I built one for an agent in Miami, I did $2 million plus, partly because that's truly luxury there and partly because the MLS wouldn't let me export that many photos at a million plus.

Select all your results. Not just the first 25 that show on the screen. All of them.

Then export the version that includes photos. Every MLS names it something different. Mine is called Toolkit CMA. Look for whatever export gives you the photos, and you'll end up with a zip file.

If your MLS is a freaking nightmare (and I've been in some of yours, so I know), you can use a PDF instead, or pull from RPR. AI can read PDFs. I still like the MLS export better because the photos come out better.

Step 2: Build it in Lovable

Lovable is free to start. If you end up building a whole bunch like I do, it's about $25 a month.

When I first made these, I'd remix a report and add the agent as a collaborator. Since then, I figured out an easier way. Just give Lovable a sample report link and say, "I want to create a luxury market report just like this." Then paste your prompt.

Your prompt should include your name, phone number, email, the month and year, your market, your bio, your license number if your state requires it on marketing (Vegas does), every one of your socials, and your calendar link. Attach your photo, your logo, and your zip file.

Have all of that open before you start. It's going to make your life so much easier.

No bio? Ask ChatGPT to help you write one. Everybody should have a bio.

Step 3: Tell it what you want

Here's the best part. You just tell it what to do.

On the Miami report, the photos didn't pull in the first time. So I typed "add the photos from the zip file attached," and it did it.

The headshot looked short next to the bio. So I ran it through ChatGPT for a full-body, high-resolution version and told Lovable to make it the height of the bio. Done.

Step 4: Publish it and get a QR code

Hit publish, give it a clean name, and upload a social share image so it looks good when you text or post the link.

Then make your QR code. Flowcode gives you two free ones.

Step 5: Update it every month

This is a monthly report, so put it on your calendar for the first of every month.

Pull last month's closed sales, export the zip, and tell Lovable something like "update stats and photos for September 2026, zip file attached." Everything else stays the same. Your QR code doesn't change. Your postcards keep going out, and the next person who scans gets the newest report.

Full honesty: when I taught this, my own report still said July. I'm really behind. We should teach this class more, and I'd get caught up.

And here's the lesson I didn't plan on teaching. My MLS said 62 homes. The report came back with 34. So I told it to reprocess all 62, refreshed until it showed 62, and only then hit publish changes.

AI saves you hours. Check the numbers anyway. Your name is on it.

Step 6: Put it everywhere

Your signature block. All your marketing. Your socials. Make a cool graphic and tell people to comment "REPORT" or DM you for the link, then send it to them.

A boring market report gets glanced at. A fun one gets scanned, clicked, and starts conversations.

Frequently Asked Questions About AI Luxury Market Reports

How can real estate agents use AI to create market reports?

Real estate agents can use AI-powered website builders and marketing tools to turn local market statistics into interactive, branded reports. Instead of simply emailing homeowners a PDF, agents can create an online experience featuring market trends, property photos, neighborhood information, and relevant calls to action.

What should a luxury real estate market report include?

A strong luxury market report should include current inventory, recent sales, pricing trends, days on market, and insights specific to the luxury price points and neighborhoods you serve.

The goal isn't simply to share numbers. It's to help homeowners understand what's happening in their market and position yourself as the agent who can guide them.

Can AI market reports help Realtors attract luxury listings?

Absolutely! A professionally presented market report can help demonstrate your expertise, start conversations with homeowners, and create opportunities for listing appointments.

However, the data must be accurate, current, and relevant to the local market. AI should help you present the information, not invent it.

What tools can Realtors use to create interactive luxury market reports?

I use tools like Lovable to help create branded, interactive market report websites. I also connect these reports to marketing campaigns, luxury postcards, QR codes, and follow-up systems.

The magic isn't just the technology. It's having a strategy that turns your marketing into meaningful conversations.
