Luxury Real Estate Marketing Strategies That Win Listings
Every week I get this email.
It tells me my luxury listings are going out on 80-plus ads to over 100 countries. All these fancy platforms. And I love it, I really do. When I'm sitting at a listing appointment, sellers light up when they hear they're going to be on all those fancy websites.
But here's the truth I said out loud on Tech Tuesday this week: when I get that weekly email, it's nothing compared to what I can show a seller from my own ads.
Because not a lot of people are actually checking out your stuff on those sites. What's working is literally spending money to push the property out in front of real people.
So that's what I'd rather talk about with my sellers.
Are you marketing how you market?
My StreetText crew asked our group this question and it stuck with me.
A lot of agents tell sellers they're marketing on social media. What that usually means is they posted it on their page and hit boost post. Sellers can't see the work, so in their head, nothing is happening.
If you can't show it, it didn't happen.
What I show my sellers
I do a video screen share for my sellers. Here's exactly what's in it:
The MLS. It has stats and analytics, like how many people are saving the listing.
Our property site. When we run StreetText ads, we run everybody to our own website, to the property site. So I pull up the stats on that page.
The StreetText bundle. How many leads we're talking to, how many views we have.
YouTube. We run ads on their YouTube video too, so I show them the analytics on that.
Everything else. We sent these out to your neighbors. We had a social media night, and here's what it looked like.
It's a lot of tabs. It's not pretty behind the scenes. But the seller sees every bit of work we did.
Making it easier
StreetText just launched a Listings Portal, and the reporting piece is the part I got excited about. Their team showed us that you paste in your listing link, it builds out the marketing, and it pulls every ad tagged to that address into one report. You choose 7 of the 9 stats you want (people reached, impressions, ad clicks, page visits, leads, spend, cost per click, and so on) and send it.
It'll also build a PDF brochure you can print for your open house, and a flipbook if that fits the property.
One tip from their ad guy that I want every agent to hear: use your own website link with IDX when you build these ads, not the MLS link. Whatever link you use is where your leads land. You want them landing with you, not back on the MLS.
Every listing gets remarketed
This was the other big rule from the call.
Every listing you take goes in a remarketing bundle. Top-end listing or teardown. Your whole database should be seeing all of your listings, all the time.
Lead-generating ads are a different decision. You may only want those on your better listings, because a teardown might not bring in the leads you want in your database.
Why does this matter so much? Because listings put you in front of your existing database, and they show your people you're an agent who actually knows how to market property and lists consistently.
When the budget is tight
An agent on the call asked what to do with limited money in a slow market. Lots of listings, not many closings yet.
Their ad guy told a story about a client with about 100 listings. They were spending around $30,000 a month running every listing at $3 a day. So they built 10 bundles of about 10 listings each and rotated them daily. Every listing still got promoted, every seller stayed happy, and they went from $30,000 a month to $3,000.
If you have 10 listings, try 2 bundles of 5. About $6 a day. You get skin in the game and your sellers see you working.
Stop the scroll
Two more things that came up that I love:
Google Earth Studio for land. Land listings are boring. The best part of my land listings used to be my drone footage that made everybody carsick. Google Earth Studio starts way up high and spins right down to the property. It doesn't necessarily sell the land, but it stops the scroll and gets you more engagement, which gives you more people to retarget.
Fun map images. Map ads used to work so well, then everybody used the same boring Google map. Their ad guy started painting them, even making one look like a treasure map. I ran one for one of our agents in Texas and he got 33 seller leads. People like fun.
The bottom line
Your sellers, especially your luxury sellers, want to see the work. You don't need 100 countries to impress them. You need to show them what you did, in one place, with real numbers.
Frequently Asked Questions About Luxury Real Estate Marketing
What is the best marketing strategy for luxury real estate listings?
The most effective luxury real estate marketing strategies combine professional photography, cinematic video, targeted digital advertising, strong online exposure, and consistent communication with sellers.
But here's what I teach my agents: marketing a luxury home isn't just about how many websites feature the property. It's about reaching the right audience and demonstrating the results of your marketing efforts.
How do luxury real estate agents prove their marketing is working?
Luxury agents can track property website visits, video views, advertising reach, engagement, inquiries, and showing activity.
I believe sellers should see more than a list of websites where their home appears. They should receive meaningful updates explaining what their marketing is accomplishing and what adjustments are being made.
How can Realtors win more luxury listing appointments?
Bring your marketing strategy to the appointment.
Show sellers examples of your property videos, targeted advertising campaigns, listing websites, and marketing performance reports.
When you can demonstrate how you'll position their home and communicate results, you give sellers a compelling reason to consider hiring you.
Can digital advertising help sell luxury homes?
Yes. Targeted advertising can help expose luxury properties to relevant audiences, including potential buyers outside the local market.
However, advertising impressions and video views don't automatically translate into qualified buyers. Successful luxury marketing requires thoughtful targeting, compelling creative, lead follow-up, and ongoing analysis.
Want to Win More Million-Dollar Listings?
Luxury sellers don't just need another agent who promises worldwide exposure.
They need an agent who can demonstrate a sophisticated marketing strategy.
